At Northwest Monitoring we offer as variety of services including, draw inspections, loan monitoring, project plan and cost reviews, and construction consulting for residential, commercial, land development, and modular construction projects.
Draw Inspections
We provide commercial, modular, residential, and land development draw inspections for lenders throughout the United States. These monitoring services for our clients include detailed reporting and photography of the conditions at the site visits.
At the site visit, the pay application is reviewed to assist in the accuracy of the funding request. In addition, we report the overall condition of the site, current construction activities, and review change orders and lien waivers.
Commercial Construction/Land Development Projects
We meet with a representative from the General Contractor to discuss and clarify any questions we may have regarding the pay application. If there are any discrepancies they will be brought to the attention of the client via the draw inspection.
Residential Projects
We provide a percentage of the work complete at the time of our visit.
Modular Projects
We participate in start-up meetings and mock-up reviews while completing online inspections, punch list reviews and inspections, and off-line inspections.

Project Plan and Cost Reviews
The goal of the project is to analyze the proposed cost for the project, identify major scope omissions, and compare the project cost to the market. Our team members have decades of experience in construction management, cost estimating, and expansive internal project cost databases.
Our Project Reviews Include the Following
- Perform independent cost estimate of the proposed development, review the feasibility of the scope of work, construction schedules, and proposed improvement
- Review the adequacy of the proposed development budget, schedule of values, and progress schedules.
- Assess the status of construction documents; i.e., architectural and site development plans, design specifications, and contract documentation.
- Evaluate the representations made in the soils and environmental reports to determine their impact on the proposed development and construction costs.
- Verify that building department plan checking has been completed and all required permits have been secured to allow the commencement of construction, as well as the granting of ongoing periodic approvals.

Construction Consulting
As an added service, Northwest Monitoring also provides fee best consulting for lenders and property owners. We answer questions or concerns regarding commercial construction/development. The insight includes topics such as contractor billing procedures, conditional and conditional lien, waiver policies, stored materials protection, and cost to complete analysis.
We also provide consults to lenders who are updating their credit policies for construction lending. This includes input and review of lenders’ general construction risk policies. We often review construction loan risks analysis procedures, construction disbursement processes, document requirements, monitoring policies, contractor pre-qualification, internal lender budget forms, etc.
It’s a service we offer as a convenience to our clients so that they will be able to have an independent, non-biased opinion on any construction or development-related issue.
